This access statement is designed for those who have special access needs , so that they can determine whether the accommodation at Skylark Cottage will meet their needs. Skylark Cottage is a very old fisherman’s cottage. Due to the winding stairs, toilet on the first floor and steps in the garden. It is not suitable for wheelchair access. I have tried to provide as much information as possible in this statement, but if you have any queries please do telephone me on 01507 603852. I have yet to enter some doorway width dimensions; I shall update this as soon as possible.

Pre-Arrival

·  There are pictures on the website

·  Bookings / enquiries can be made via email, letter or phone

·  The nearest bus stop in the town is 400 m from the entrance.

·  The nearest train station is Kings Lynn or Norwich 25 miles away.

Arrival & Car Parking Facilities

·  There is a car parking area 10m from the cottage, however there are no allocated spaces. Most times you can find a space – generally not a problem out of school holidays. Alternative parking can been found on the Quay ( 50 m).

·  Car park is sloping concrete.

·  The path to the cottage is uneven concrete.

·  The entrance to the cottage is through a doorway (width 760mm) into a passageway .Light in passageway. The front door is 730mm wide.

·  A clear map and instruction on how to find the cottage is provided for visitors on the joining instructions.

·  The cottage is within easy walking distance to shops, pubs, restaurants and other facilities.

·  Poor mobile phone reception from ground floor of cottage. You need to be on the top floor to make calls.

Ground Floor; Living Room, Kitchen, Conservatory

·  The front door is 730mm wide and and opens into the living room kitchen area. There is a threshold step into the room.

·  Open plan sitting room/dining area and kitchen.

·  Sitting area with 2 two seater sofas.

·  T.V. and Video player both with remote control. Teletext on TV

·  Decoratively good. Lighting is adequate throughout.

·  Kitchen; Worktop height is 920 mm. Power point height is 1100mm above floor level.

·  Front loading washing machine in kitchen area.

·  Access to the conservatory from sitting room, through double doors (width 1120). Two steps up to the conservatory.

·  Access to garden from the conservatory. Double patio doors (width 1160mm) . Two steps up to garden (no handrail). In garden steps (no handrail) up to lawn grassed area and to seating area.

·  No outside garden light.

·  A door 680mm wide leads to a staircase from the sitting room. The staircase is winding and leads to the first floor. There are two grab rails.

First Floor; Bedroom, openspace, bathroom

·  One bedroom, open space area and one bathroom approached via the stairs.

·  Bathroom has 720 mm wide door, bath height is 590 mm. Lavatory height is 420 mm. Wash-hand basin height is 800mm.

·  Bedroom one; bunk beds 3ft wide. Non Feather pillows and duvets.

·  Open space has futon which can be used as a double bed.

Second floor; Bedroom two

·  Door then stairs leading to second floor bedroom. Door width 650mm. Stairs wind.

·  Bed 4ft6” wide. Accessible from both sides.

Other

·  There is full gas central heating.

·  No pets.

·  No smoking

·  Telephone numbers for local doctor, vet, taxis etc are located within an information file in the cottage.
